An EPC shall only be cancelled where a report is found to be defective. This means something is incorrect in the report and requires it to be changed.


Where improvements have been made to a dwelling, the previous EPC should not be cancelled, as on the date of that inspection, the information input was correct. A new EPC is produced following a reassessment on a new assessment date.
